Compliance failures rarely happen because a landlord did not care — they happen because a renewal date passed quietly. Build one spreadsheet per property with the expiry date of the EPC, gas safety certificate, electrical installation condition report and any licence. Diary them ninety days ahead. Most EPCs we are asked to rush were simply forgotten, and a rush is exactly when a poor rating becomes an expensive problem.
