I am happy to complete EPCs for occupied properties, vacant properties, rental properties, and estate-agent managed properties. If the property is vacant and access has been arranged via an estate agent, landlord, property manager or key safe, I can complete the assessment without anyone being present.
For safeguarding reasons I cannot carry out an EPC if only people under 18 are present.
