HMOs are consistently the hardest properties to rate well: shared heating, older conversions and high occupancy all drag the score down. If your HMO currently sits at D or E, treat that as a warning rather than a pass. The cheapest wins are almost always loft top-ups, hot water cylinder insulation, low-energy lighting throughout and better heating controls. Get a fresh EPC once the work is done — an out-of-date certificate cannot evidence the improvement you have paid for, and lenders and licensing officers increasingly ask for the current figure.
