Case study: F to C on a Wolverhampton terrace

The property failed at band F on an old back boiler, 100mm of loft insulation and halogen lighting throughout. The landlord replaced the boiler with a condensing combi and full controls, topped the loft to 300mm and swapped every fitting to LED. No external works, no disruption to the tenancy beyond the boiler week. The reassessment came back at band C. The lesson is that heating system and controls dominate the score in small terraces — spend there first.
